A tract with a cabin already on it is usable immediately, and that is worth a great deal. It also skips the part of raw-land ownership that defeats most people: the two or three years and the large cheque between buying bare ground and having somewhere dry to sleep on it.

The trade-off is that you inherit someone elses building, along with whatever permits, systems and shortcuts came with it. That is where the diligence goes.

Was it built legally, and how

Ask whether the structure was permitted and inspected. Many rural Missouri counties have limited or no building code enforcement, so an unpermitted owner-built cabin is common and not automatically a problem — but it does mean nobody has checked the wiring, the wood stove clearances or the structure.

Look specifically at the foundation and the roof, at how the wood stove or heater is installed and flued, and at the electrical service. Wood stove installation is the most frequent serious defect in hunting cabins, and it is both a fire risk and an insurance problem.

Water, waste and power

Find out exactly what the cabin has. A drilled well or a cistern; a permitted septic system, an older unpermitted lateral field, or a privy; grid power, a generator, or a solar setup with a battery bank. Each is workable, but each has a different cost and a different set of restrictions if you later want to expand or live there.

A permitted septic is worth real money, because retrofitting one requires soil that will perc and a county permit — neither guaranteed. If the cabin has been on a holding tank or an unpermitted system, understand what bringing it into compliance would involve before you assume you can.

Insurance, access and seasonal use

Insuring a seasonal, unoccupied rural structure is its own exercise. Coverage is more expensive and more limited than a primary residence, some carriers decline unpermitted construction or certain heat sources outright, and distance from a fire department affects the rate. Get a quote during your inspection period rather than after closing.

Finally, check winter and wet-weather access. A cabin you cannot reach in February because the last half mile is a clay two-track on a north slope is a three-season cabin, which may be fine — as long as you knew that before you bought it.

Can you get a mortgage on land with a cabin?

Sometimes, but rarely a conventional one. If the cabin is small, seasonal, unpermitted or off-grid, most conventional lenders will decline and you are back to a farm credit lender or a local portfolio loan. A permitted, year-round, code-built cabin on a well and septic has considerably more options.

Can I live in a hunting cabin full time?

It depends on the county and on the systems. The practical gates are a permitted septic system sized for full-time occupancy, a potable water source, and whatever the county requires for a dwelling. In unzoned counties this is often achievable; confirm with the county health and planning departments first.

Is an off-grid cabin harder to insure and resell?

Generally yes on both counts. The buyer pool is smaller and some carriers will not write it. That is reflected in the purchase price, so it can be good value if off-grid is what you actually want — just go in knowing the resale audience is narrower.
