This Privacy Policy applies to oakhaushomes.com, the Oakhaus client portal, and every form, email, and text message we send through them. It describes how Oakhaus LLC — the Missouri limited liability company doing business as [SENSITIVE] — handles the personal information you share with us.
Oakhaus LLC is not a real estate brokerage. Real estate services are provided by Jose Harrison, licensed missouri real estate salesperson (License #2017002965), affiliated with Keller Williams Local (License #2003023935). Because Keller Williams Local is the broker of record for your transaction, information about an active transaction is also held by that brokerage and is subject to its own record-keeping obligations.
By using this website or creating a portal account, you agree to the practices described here. If you do not agree, please do not use the site. This policy works together with our Terms of Use, which govern your use of the site and our text messaging program.

What We Collect
Information You Give Us
Your name, email address, mailing address, and mobile phone number when you create a portal account, request a home valuation, submit a contact form, or ask about a property. If you tell us about your buying or selling timeline, price range, or property preferences, we store that too — it is how we send you homes that actually fit.
Information About Your Activity
Listings you view, save, or share; searches you run; documents you upload to the client portal; and messages you exchange with your agent through the portal. This history is what makes your saved searches and recommendations useful.
Information Collected Automatically
Your IP address, browser type, device type, operating system, referring page, and the pages you visit on oakhaushomes.com. We collect this through cookies and similar technologies to keep the site working, keep you signed in, and understand which pages are useful.
Information From Others
Listing and property data from MARIS MLS, public records, and county assessors. If you sign in with a third-party identity provider, we receive the basic profile information that provider shares with us. We do not purchase consumer data from data brokers.
We ask for the minimum we need. You are never required to give us a mobile number, and you can use most of the site without an account at all.
How We Use Your Information
Respond to your inquiries and connect you with the licensed real estate agent who works with Oakhaus.
Create and maintain your client portal account and authenticate you when you sign in.
Send listing alerts, price-change notices, saved-search results, and market reports you asked for.
Prepare comparative market analyses (CMAs) and home valuations you request.
Coordinate showings, offers, inspections, and closing logistics during an active transaction.
Send transactional messages — account verification, password resets, appointment confirmations, document requests.
Improve the website, diagnose technical problems, and measure which content is genuinely helpful.
Comply with Missouri real estate license law, brokerage record-keeping requirements, and other legal obligations.
We do not use your information for automated decision-making that produces legal effects, and we do not build advertising profiles about you or hand you to ad networks.
SMS & Text Messaging Privacy
No Sharing of Mobile Information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Your mobile phone number and your SMS consent are never sold, rented, leased, or otherwise transferred to any third party for that party's own marketing use, and they are never included in any list, feed, or data set we share with lead-generation companies, advertisers, or data brokers.
How We Obtain Consent
We only send text messages to people who have expressly opted in, and we ask for two separate consents: one for informational messages and one for marketing messages. Each has its own checkbox. Agreeing to one does not agree you to the other, and you never have to accept marketing texts to get information about a property you asked about.
You can give either consent when you register for the client portal, when you complete portal onboarding, when you ask about a listing, or when you submit our contact form. The consent language always appears next to its checkbox, no checkbox is ever pre-checked, and neither consent is a condition of buying or selling a home with us, or of any other purchase.
We record each consent separately — the date, time, and page on which you gave it, which program it was for, and the exact consent language displayed to you — so that we can honor and evidence each choice on its own.
How to Stop Messages
Reply STOP to any message to opt out immediately. You will receive one confirmation message and then no further texts. Reply HELP for assistance, or contact us using the details at the bottom of this page. You may also turn SMS off in your portal account settings at any time.

Showing and appointment confirmations, transaction updates during an active deal, document requests, account and security notices, and direct replies from your agent. This is its own opt-in.
New listings matching your saved search, price-change alerts on homes you follow, and market reports. This is a separate opt-in with its own checkbox — we never send these on the strength of an informational consent.
Messages are delivered through our licensed messaging provider acting solely as our processor. They may not use your number for any purpose other than delivering our messages to you.
Oakhaus LLC does not charge for text messages. Message and data rates may apply from your mobile carrier. Message frequency varies.
We retain proof of your opt-in and any opt-out request, because carrier rules and the TCPA require us to be able to demonstrate consent.
Security & How Long We Keep Things
We protect your information with encryption in transit (TLS), hashed passwords, access controls that limit portal data to your agent and authorized brokerage staff, and audit logging on administrative actions.
No system is perfectly secure, and we will not pretend otherwise. If a breach ever affects your personal information, we will notify you and the appropriate authorities as required by Missouri law.
Please do not send sensitive financial information — Social Security numbers, full bank account numbers — by email or text. Wire fraud is real in this industry. We will never email or text you new wire instructions; always call a number you already know to verify before sending funds.
We keep your information for as long as your portal account is open and you are working with us.
Missouri real estate license law and brokerage rules require us to retain transaction files for a set period after closing, even if you delete your account.
Opt-in and opt-out records are retained as long as required to demonstrate compliance with carrier rules and the TCPA.
Deleted or anonymized when it is no longer needed for the purpose it was collected for.
Your Rights & Choices
We extend these rights to everyone who uses this site, regardless of where you live. To exercise any of them, email us — we will verify your identity and respond within 30 days.
Ask for a copy of the personal information we hold about you.
Correct anything inaccurate — you can update most of it yourself in your portal account settings.
Ask us to delete your account and personal information, subject to records we are legally required to retain.
Unsubscribe from marketing email at any time, and stop text messages by replying STOP.
Request your information in a portable, machine-readable format.
We do not sell your personal information, so there is nothing to opt out of — but you may confirm that with us at any time.
Children's Privacy
This website and the Oakhaus client portal are intended for adults. We do not knowingly collect personal information from anyone under 18, and you must be 18 or older to create an account or consent to receive text messages from us. If you believe a minor has given us information, contact us and we will delete it promptly.
Changes to This Policy
We may update this Privacy Policy as our services or the law change. When we do, we revise the effective date at the top of this page. If the changes are material — particularly anything affecting how we use your mobile number — we will notify you by email or through the portal before they take effect. Continuing to use the site after an update means you accept the revised policy.
