St. James stands apart with a median ask north of $1M on smaller median acreage (28.5 acres) — that's premium-priced ground, likely reflecting river frontage or high-end recreational improvements, and it'll take a specific buyer to move at that price point. Newburg and Edgar Springs offer the more attainable entry points, with medians of $262,237 and $199,000 respectively, and larger median acreage — worth a hard look for buyers priced out of Rolla or St. James who still want real acreage and water access. Across the board: know your road access, confirm your water source, and price to what's actually closing, not what neighboring listings are asking.
